Visual inspection of Figure 2-P reveals large areas of restrictive lands, however, this map <br /> • is a general description of those areas and may best characterize as areas which will <br /> impose challenges for development. <br /> F. EXISTING LAND USE/ZONING <br /> The City has a total area of approximately 28,190 acres. This land has been designated for a <br /> variety of integrated land uses on the Land Use Map (1995) (Figure 2-Q) and the Zoning Map - <br /> 1995 (Figure 2-R). An inventory of acreage for the land uses is presented in Figure 2-S (Land Use <br /> Evaluation). <br /> Based on how land is currently being used, the acreage associated with the broad land use <br /> categories are: <br /> 1. Agricultural/open space 19,560 acres (69%) <br /> 2. Residential 5,520 acres (19.6%) <br /> 3. Commercial 660 acres (1.3%) <br /> 4. Industrial 1,250 acres (4.4%) <br /> Based on the Zoning Map, the acreage associated with the broad land use categories are: <br /> 1. Agricultural 9,266 acres (33%) <br /> 2. Residential 16,526 acres (58%) <br /> 3. Commercial 853 acres (3%) <br /> 4. Industrial 1,545 acres (6%) <br /> • An important factor in the land use evaluation is the amount of severely restrictive land in each <br /> category. This information is also available in Figure 2-S. For example, in R-1A zoning district, <br /> there are a total of 11,492 acres.
