• 4. Our proposed plan will support the Steering Committee's recommendation to maintain a <br /> logical commercial corridor appearance without the construction of strip centers. <br /> Accordingly, our plan will not conflict with the equally important goal of maintaining and <br /> encouraging downtown development. <br /> 5. Current availability of commercial property in the City is low, if not non existent. The only <br /> other viable piece of property able to support commercial activity is Mr. Hohlen's property, <br /> which, by law, will take a few years to become available due to the relocation requirements <br /> of the existing residences. <br /> 6. The "line in the sand" of 194th Avenue has significantly different issues on the west side <br /> versus the east side of the road. With the residential neighborhoods already in place on the <br /> west side, the east side has the logical opportunity to develop in a manner consistent with <br /> accepted planning and development concepts. Therefore, appropriate buffering of future <br /> neighborhoods east of the commercial area can, and will, take place. <br /> 7. Our proposed plan and design materially and physically supports the Goals and Policies <br /> recommended by the Steering Committee under section V. Commercial Plan, paragraphs A. <br /> and B. in the draft Comprehensive Plan Update. <br /> In summary,we have a plan that is consistent with the already established Highway 169 commercial <br /> • corridor, provides a natural continuation of commercial opportunities for existing businesses, and <br /> enhances the City's ability to improve its already burdened tax base. <br /> We will pursue this matter as it proceeds to the Planning Commission and City Council. Please enter <br /> this letter into the Committee's record at the September 21, 1995 meeting.
