• Landscaping <br /> The proposed site plan indicates that the applicant proposes to plant a total <br /> of 20 coniferous trees, 22 deciduous trees and 20 ornamental trees. This plan <br /> would meet city code in terms of number of trees planted, however, more <br /> information needs to be provided as to size and species of the trees and the <br /> location of sod/seed. In an effort to try to screen the two loading docks on the <br /> north side of the building which face Industrial Boulevard, the applicant is <br /> proposing a landscape berm near the entrance of the site. The berm will <br /> extend from the entrance to the west side of the lot. If this proposal is <br /> approved, staff would suggest additional trees be planted along and near the <br /> gas line easement in order to better screen the loading docks from Industrial <br /> Boulevard. This will satisfy the EDA's concerns. The updated landscape <br /> plan should also indicate underground irrigation along Industrial Boulevard <br /> and Triangle Road, as it is required by city code. <br /> Architectural Standards <br /> The applicant has shown building elevations of a precast concrete building <br /> which meets Elk River City Code. If this proposal is approved, staff would <br /> recommend that a painted accent stripe or other decorative feature be <br /> • considered around the entire building in order to give the building a greater <br /> aesthetic appearance. <br /> Outdoor Storage <br /> The site plan indicates that the southern portion of the property may be used <br /> for future "yard storage". The school district has indicated that they have no <br /> plans for outdoor storage at this time. However, staff believes outdoor <br /> storage is imminent at this location at some point and time. If and when the <br /> school district has plans for outdoor storage, an approved screening and <br /> landscape plan should be reviewed by the staff to determine compliance with <br /> city code. <br /> Signage <br /> No signage plan was submitted with this request. Staff recommends that <br /> any free-standing sign be compatible with the proposed building.
