304.396 <br /> STATE OF MINNESOTA CITY OF ELK RIVER CITY COUNCIL <br /> • COUNTY OF SHERBURNE CONDITIONAL USE <br /> PROCEEDINGS <br /> CITY OF ELK RIVER <br /> In the matter of: Elk River Development, Inc. <br /> Request: Conditional Use Permit Approving a Development Plan for a Commercial <br /> Planned Unit Development (Case No. CU 94-30). <br /> ORDER GRANTING <br /> CONDITIONAL USE Elk River Development, Inc., Owner <br /> The above entitled matter came to be heard before the City Council on the 21st <br /> day of November , 1994, on a petition for a Conditional Use pursuant to the City of Elk <br /> River Zoning Ordinance, for the following described property: <br /> Outlot A, Deerfield 3rd Addition <br /> • IT IS ORDERED that a Conditional Use be granted as upon the following conditions or <br /> reasons: <br /> 1. A PUD (PLANNED UNIT DEVELOPMENT) AGREEMENT BE PREPARED AND EXECUTED <br /> INCLUDING BUT NOT LIMITED TO THE FOLLOWING STANDARDS: <br /> A. A TOTAL OF 29,680 SQUARE FEET OF BUILDING AREA BE ALLOWED. <br /> B. ALLOWABLE USES INCLUDE THE PROPOSED USES SHOWN ON THE PLAN <br /> AND THOSE LISTED IN THE C2 ZONING DISTRICT. <br /> C.
