• <br /> "street" shall include a highway, thoroughfare, arterial, <br /> parkway, collector, avenue, drive, circle, road, boulevard or any <br /> other similar term describing an entity complying with the <br /> preceding requirements. <br /> STREET WIDTH: The shortest distance between the lines delineating <br /> the right-of-way of a street. <br /> SUBDIVIDER: Any person commencing proceedings under this <br /> Ordinance to effect a subdivision of land hereunder for himself <br /> or for another. <br /> SUBDIVISION: The division or separation by plat or metes and <br /> bounds description of an area, parcel, or tract of land under <br /> single ownership into more than two parcels, tracts or lots for <br /> transfer of ownership or for residential, commercial or <br /> industrial development, or any separation or division of land <br /> necessitating the creation of a new street or road or other use <br /> or any combination thereof; except those separations : <br /> a. Where all the resulting parcels, tracts, lots, or <br /> • interests will be 20 acres or larger in size and 500 feet in <br /> width for residential uses and five acres or larger in size <br /> and 300 feet in width for commercial and industrial uses; <br /> b. Creating cemetery lots; <br /> c. Resulting from court orders, or the adjustment of a <br /> lot line by the relocation of a common boundary; <br /> d. The separation or division of a parcel, tract or lot <br /> for the purpose of attachment to contiguous parcels, tracts <br /> or lots provided that no residual parcel, tract or lot is <br /> left unattached. <br /> TANGENT: A straight line; also a straight line projected from the <br /> end of a curve, which is perpendicular to a line in the curve <br /> drawn from the radius Point to the end of the curve. <br /> TRACING: A plat or map drawn on transparent paper or cloth which <br /> can be reproduced by using regular reproduction procedure. <br /> ZONING ORDINANCE: The zoning ordinance of the City adopted by the <br /> City Council . <br /> • <br /> 10.19 <br />
