The applicant lacks the ability to warm the buses <br /> in the garage due to improper ventilation of the building. Therefore, all <br /> warming must take place outside. The applicant is proposing to remove the <br /> sedimentation pond in the front of the parcel and add more parking and drive <br /> aisle space for the buses to warm up. By removing the front sedimentation <br /> pond, the applicant will be required to enlarge the rear sedimentation pond <br /> in order to accommodate the increased runoff and sediment load. This <br /> application is being triggered by expansion of the existing conditional use <br /> permit. <br /> Drainage <br /> Terry Maurer, City Engineer, has reviewed this proposal. Please review his <br /> memo dated June 22, 1995, for the issues related to this request. <br /> Parking and Drives <br /> The applicant is proposing to overlay the new parking area and drives with a <br /> bituminous surface and bound the area with concrete curb and gutter. The <br /> applicant has not indicated the number of new parking stalls for this <br /> location, however, it is anticipated that the new parking stalls will be located <br /> 41 on the western side of the new parking area. <br /> Recommendation <br /> Staff recommends approval of the conditional use permit to expand the <br /> parking area and drive aisle space by Bill Dickenson with the following <br /> conditions: <br /> 1. The comments in the City Engineer's memo dated June 22, 1995 <br /> be incorporated into the revised site plan. <br /> 2.
