1008.16 - EASEMENTS <br /> All easements shall be dedicated by appropriate language on the <br /> plat as required by Law and in accordance with the following: <br /> 1. Drainagel. and Utility' _-_ _ - ' ' - - . Easements <br /> at least ten (10) twelvc (12) feet wide, centered on rear and <br /> other lot lines and (10' ) ten feet wide along front lot lines, <br /> shall be provided. All easements along the plat boundary shall <br /> be (10' ) ten feet wide or a minimum of (5' ) five feet wide if <br /> abutting on existing drainage and utility easement on the <br /> adjacent property. 10' along the Right-of-Way. and 10' along plat <br /> boundary unless there is an existing easement on the adjacent <br /> property. for utilitico where neccooary; if appropriate, <br /> casements of lcoaer width may be allowed by the City, <br /> particularly eaoemcnto along front lot linea. They shall have <br /> continuity of alignment from block to block. No fences, <br /> driveways, paved surfaces, other structures, or plantings other <br /> than grass can be placed in a utility easement where it will <br /> interfere with the maintenance of said utilities unless approved <br /> the City. - - --= o . -- - - - - _ _ . <br /> If removal of a fence, other structure, or planting is <br /> necessitated for maintenance of utilities, the cost of removal <br /> • and replacement is the responsibility of the affected property <br /> owner. <br /> 2 . Drainage. Easements shall be provided along each side of <br /> the centerline of any water course or drainage channel, whether <br /> or not shown in the Comprehensive Development Plan, to a width <br /> sufficient to provide proper maintenance and protection and to <br /> provide for storm water runoff for designed storm event <br /> determined by the City. Suchfrom a ten (10) year otorm of one <br /> (1) hour duration. Where neccacary, drainage caocment3 <br /> corresponding to lot lineo ohall be provided. Such easements for <br /> drainage purposes shall not be less than twenty (20) feet in <br /> width. <br /> 3 . Utility. Easements shall be provided along lot lines or <br /> across property to accommodate the extension and maintenance of <br /> utility lines. Easement width is typically (10) feet, however, <br /> may vary depending upon the type of utility the easement is to <br /> serve. <br /> 4 . Protection of Natural Water Bodies and Wetlands. Where any <br /> plat. replat or subdivision of land adjoins a natural lake. pond <br /> or stream, including streams which flow only intermittently, the <br /> • City. in its discretion, may require that a strip of land running <br /> along all sides thereof which are contiguous to such lake. pond <br /> 10.4044 <br />
