When approval of thc preliminary plat has bccn <br /> given by the Council and all required improvcments <br /> have bccn complctcd or Developer Agreement described <br /> in Section 1008 .22 (2) cxccutcd by the City and the <br /> person or persons who filcd ouch plat, and security <br /> furnished and land sct asidc and dcdi atcd or <br /> cquivalcnt cash contribution made, and thc conditions <br /> imposed by thc City Council at the time of granting <br /> approval of the preliminary plat have bccn fully met <br /> and complied with, the City Clerk shall submit a <br /> supplementary report thereon to the Council for <br /> approval of the final plat which shall be given by <br /> resolution upon making of the findings herein <br /> required. If the Council imposes conditions in any <br /> approval of the final plat, then the officers of the <br /> City shall not sign ouch plat, nor shall the City <br /> Clerk issue any certified copy of the resolution of <br /> the City Council giving ouch final approval, until <br /> such conditions arc met and complied with. The City <br /> Clerk is authorized, once such conditions have bccn <br /> met and complied with, to issue a certified copy of <br /> the resolution of the City Council giving such final <br /> 111 <br /> D. Findii⢠. R : it + . The findings necessary for City <br /> Council approval of the preliminary plat and the final plat <br /> shall be as follows: <br /> i . The proposed subdivision is consistent with the <br /> Zoning Ordinance and conforms with all its <br /> requirements. <br /> ii . The proposed subdivision is consistent with all <br /> applicable general and specialized City, County, and <br /> regional plans including, but not limited to, the <br /> City' s Comprehensive Development Plan. <br /> iii . The physi al characteristics of the site, <br /> including but not limited to topography, soils, <br /> vegetation, susceptibility to erosion and siltation, <br /> for the type and density of development and uses <br /> contemplated. <br /> 411 for water supply, storm drainage, sewage <br /> transportation, erosion control and all other <br /> 10.25313122 <br />
