Box 490 <br /> 612-644-4389 Elk River, MN 55330-1900 <br /> 1-800-888-2923 <br /> Fax 612-644-9446 RE: OUTLOT A BRENTWOOD ADDITION <br /> SKETCH PLAN REVIEW <br /> Dear Mr. Ach: <br /> As requested, we have reviewed the sketch plan for Outlot A of the Brentwood Addition. <br /> The plan shows a single user with a building size of 119,000 square feet. It is our <br /> understanding that this review is relative to a rezoning request and will be rather cursory <br /> in nature. If in fact the property is rezoned, a much more detailed site plan would be <br /> submitted and at that time a more detailed review would be performed. Based on the <br /> information we have received, we offer the following comments: <br /> CIVIL ENGINEERING: <br /> ENVIRONMENTAL 1. Traffic <br /> MUNICIPAL <br /> PLANNING <br /> Generally speaking, a building of this size assuming it to be some type of free <br /> liFOLID WASTE <br /> STRUCTURAL standing discount store will generate between 8,000-10,000 vehicle trips per day. <br /> SURVEYING A vehicle coming to the building, and ultimately leaving the building is considered <br /> TRAFFIC two trips. During the average weekday p.m. peak hour, this type of facility would <br /> TRANSPORTATION generate 750-900 vehicle trips. The site is shown to have a direct link to the 197th <br /> Avenue and TH 169 intersection. The roadway serving the proposed building is a <br /> ELECTRICAL/MECHANICAL newly constructed Holt Street on the east side of the site. There are no proposed <br /> ENGINEERING: access points onto the existing Irving Avenue on the west side of the site. Although <br /> HVAC it is not shown, it is our understanding that it would be proposed to connect Holt <br /> POWER DISTRIBUTION Street southerly to Jackson Avenue. <br /> SCADA <br /> SYSTEM CONTROLS We believe the existing street infrastructure and proposed new construction can be <br /> established in such a manner to accommodate the amount of traffic anticipated to <br /> be generated by this type of facility. As you are aware, Jackson Avenue is already <br /> signalized at TH 169. We believe that the intersection of 197th Avenue and <br /> TH 169 could be signalized with the input of MnDOT. Obviously, if this project <br /> is to proceed forward, the developers should provide a traffic impact study, which <br /> would then be reviewed relative to specific traffic generated and the proposed <br /> infrastructure to handle it.
