MEMORANDUM
February 29, 1980
• ;.,
TO: Mayor and City Council
FROM: City Administrator
SUBJECT: Brentwood Final Plat
Enclosed please find a copy of the final plat for the Brentwood
Subdivision being developed by Mr. Dennis Anderson. The Brent-
wood Subdivision is approximately 257 acres and is located im-
mediately north of Ridgewood East 3rd Subdivision in Elk River.
The final plat anticipates 101 lots . The Planning Commission
and the City Council previously considered a lot size variance
to accomodate the plat and to allow a range of lots from less
than 2% acres to in excess of 21/2 acres .
On Monday, February 25, 1980, the Planning Commission reviewed
and unanimously approved the final plat for the Brentwood Sub-
division. The Planning Commission recommended no changes nor
alterations in the final plat.
The City staff can find no problems with the final plat and finds
that the plat is in compliance with existing City regulations and
ordinances .
• It is recommended that the Elk River City Council grant final
plat approval to the Brentwood Subdivision, subject to the
development of a Developer ' s Agreement with Mr. Dennis Anderson,
which provides that the City of Elk River will bond for and
install improvements to be assessed against the property or in
the event that the City is unable to sell bonds , that Mr. Anderson
will undertake the improvements with his own capital in a two
stage approach over a period of two years .
Respectfully Submitted,
Robert C. Middaugh
City Administrator
RCM:adb
•
