A small portion of the property in the southeast corner <br /> needs to be re-zoned to P.U.D. <br /> The Developer requests that the following action be taken: <br /> 1. Approve the attached preliminary plat which subdivides the <br /> property into sixty-four townhome lots and one common area lot. <br /> 2. Approve the conditional use permit application. <br /> 3. Approve the application by Country Ridge Partnership to rezone <br /> the southeast portion of the property to P.U.D. <br /> 3 <br /> LEGAL DESCRIPTION <br /> Outlot B, Country Crossing Second Addition <br /> • EXISTING CONDITIONS <br /> The site is primarily flat and has been cultivated as cropland. A windrow of <br /> trees runs east and west through part of the property, otherwisw there is no <br /> vegetation on the site. Trees that are in suitable condition will be relocated on <br /> the site. Preliminary excavation of the drainage pond has been started. There are <br /> 3 no wetlands on the property. <br /> SITE PLAN <br /> The property consists of approximately 15 acres. Our proposal of 64 homes <br /> provides a density of 4.3 units per acre. If the four acre pond is excluded from <br /> the total area, the density is 5.8 units per acre which easily falls within the <br /> medium density residential guidelines. <br /> The proposed site plan requires no variances. All of the townhomes are within <br /> the 30 foot setback requirement along 182nd Avenue, Joplin Street and 183rd <br /> Avenue and within the 25 foot setback requirement on the west end of the <br /> property. <br /> There are thirty-two guest parking stalls on the site. <br /> • <br /> 2 <br /> 1 <br />
