That mitigation work will slightly encroach into the tail end of <br /> the natural buffer described above. <br /> PROPOSED USE OF PROPERTY <br /> Staff has met with the developers and expressed the importance of leaving <br /> the natural buffer in place. The developer's plans include building two to <br /> three (2 - 3) office buildings strategically located within the natural <br /> parameters of the site. Therefore, it appears that both staff and developers <br /> are trying to accomplish a project that best fits within the natural <br /> boundaries. <br /> Since this area will be platted as an outlot, a replat will need to occur prior to <br /> development. At that time, a concept plan could be presented to the Planning <br /> Commission and City Council whereby easements could be identified to <br /> III <br /> protect the natural buffer. <br /> OUTLOTS <br /> As mentioned earlier, Outlot A will be deeded to the City for drainage and <br /> utility purposes. As for Outlot B, this area can not be developed until it is <br /> replatted at a later date. However, in order to access Lot 1, Block 1, at the <br /> south end of the plat, a driveway will have to be installed within the <br /> drainage and utility easement that traverses the plat from north to south <br /> from 193rd Avenue. <br /> PARK AND RECREATION COMMISSION RECOMMENDATION <br /> The Park and Recreation Commission discussed this plat informally and <br /> concluded that cash would be recommended. However, the Commission will <br /> take this item up at the October meeting and make a formal <br /> recommendation. <br /> RECOMMENDATION <br /> It is recommended the Planning Commission recommend approval of the <br /> preliminary plat request by Riverside Development to subdivide the <br /> • seventeen (17) acres into one commercial lot and two outlots with the <br /> following conditions: <br /> riverside.pc <br />
