COORDINATOR <br /> DATE: OCTOBER 21 , 1993 <br /> RE : PROPOSED B-P, BUSINESS PARK ZONING DISTRICT <br /> Introduction <br /> In May, the Elk River Economic Development Authority (EDA) <br /> established a task force whose charge was to evaluate the <br /> existing inventory of industrial property in the community <br /> and to bring forth recommendations on what role the EDA may <br /> play in encouraging more industrial parks/business parks in <br /> Elk River. <br /> Background <br /> ID The Business Park Task Force met throughout the summer and fall <br /> months on this matter. On October 11 , 1993 the City Council <br /> heard an update from the Task Force and took action on the <br /> following issues : <br /> A. Up to $400 , 000 in funds from TIF Districts No . 1 and <br /> No . 3 would be reserved for the acquisition of addition- <br /> al industrial/business park sites . Financing the infra- <br /> structure costs would likely be done by other financing <br /> tools . <br /> B. Two separate areas in Elk River should be developed with <br /> additional industrial/business parks . A "light industrial" <br /> area, utilizing the City' s existing standards , should be <br /> developed in the eastern part of the community. A <br /> "business park" or "business campus" development should <br /> be sited in the western part of Elk River . <br /> C . A new B-P, Business Park Zoning District and related <br /> standards should be established. <br /> This matter, by way of City Council action, was referred <br /> to the Planning Commission for review and analysis . <br /> • <br /> P.O.
