Secondary access is provided along Jackson Avenue and via one right turn in and out only access point on T.H. 169. Though the basic traffic layout is much the same, the current development plan is distinctly smaller than the former plan in terms of size and trip generation. Under the current plan, the complete development, including anticipated expansion of the Cub and Wal-Mart uses, will consist of 376,000 sq. ft. of building area, which is about 25 percent less than the approximate 500,000 sq. ft. size of the former plan. A major reason for the reduced size is that a Menards Store no longer is included in the development. The projected p.m. peak hour trip generation for the current development is shown in Table 1. This table indicates that the current trip generation projections are 12 percent less than under the former plan. The trip generation projections have not been reduced as much as the square footage because the current plan includes larger Cub and Wal- Mart stores. The net effect of this reduced trip generation is that the volume of development trips at every effected location will be reduced by 12 percent from the former projections.
