Staff will work with the developer's <br /> landscape architect to establish a common species or identifiable <br /> feature that can be carried throughout the project. Because this PUD <br /> has a small area the "theme" may not be as pronounced as Elk Park <br /> Center, which covers a larger area and is repeated throughout the fifty <br /> (50) acres. <br /> Staff recommends the conifers proposed within the fifty (50) foot buffer <br /> area vary in size with a minimum of six to eight (6-8) feet in height. <br /> This will assist in provide immediate screening to the east and <br /> establish some variation to the landscaping. Also, there should be <br /> some additional landscaping included within the landscaped setback <br /> along Highway 169. <br /> • Building Elevations /Architecture <br /> The proposed buildings consist of a combination of stucco, rock faced <br /> block, glass, and a fabric canopy. Staff recommends that an <br /> architectural element be consistent throughout the development and <br /> • be incorporated with each of the buildings. Also, it is recommended <br /> further consideration be given to enhancing the architectural <br /> appearance of each of the buildings. One way this may be <br /> accomplished is varying the roof line or providing relief on the building <br /> facade. <br /> Rooftop equipment should be screened from public view. The most <br /> effective means of establishing this is with a parapet wall around the <br /> building. <br /> • Signage <br /> Signage is an element of a planned unit development that can <br /> establish continuity throughout the project. As the Planning <br /> Commission and City Council have approved for previous PUD's and <br /> most recently, typical commercial projects, one monument style sign <br /> identifying the shopping center will be permitted along with wall <br /> signage consisting of individual letters. Staff recommends that one <br /> monument style sign with a maximum height of ten (10) feet and area <br /> of 100 square feet be allowed for the restaurant on the south end of the <br /> site. Furthermore, because of the proximity of the residential to the <br /> east, no signage will be allowed on the east elevations of any of the <br /> III <br /> buildings or along Dodge Avenue. <br /> erdevel.doc <br />
