PLANNED UNIT DEVELOPMENT PROPOSAL FOR ELK RIVER RETAIL CENTER <br /> • <br /> 1. Statement of reasons why the PUD is in the public interest. <br /> A. Designation of this property as PUD allows the flexibility to consolidate the <br /> parking within the interior of the site along Highway 169. Open space at the <br /> exterior of the site is maximized providing PUD neighbors with an attractive <br /> landscape buffer to the retail development. <br /> 2. Proposed development schedule <br /> A. Lots will be individually sold and developed once preliminary plat and PUD <br /> are approved. Earliest construction would begin in fall of 1994. <br /> 3. Screening <br /> A. Mechanical equipment shall be screened either by building parapet or by a <br /> screen constructed of materials compatible with building materials. <br /> B. Trash and outdoor storage areas shall be screened from adjacent differing <br /> land uses and public roads. Screening may consist of berms, walls, fences, <br /> shrubs, compact evergreen trees or dense deciduous hedge 6' in height. <br /> • 4. Signage <br /> A. Two freestanding development identification signs shall be provided at <br /> locations shown on site plan. <br /> 1. Signs shall be a maximum of thirty (30) feet high and fifteen (15) <br /> feet wide. The number of tenants allowed on this sign shall be three <br /> (3). <br /> 2. See attachment A for sketch of proposed sign. <br /> B. Wall signage for freestanding buildings shall consist of one (1) wall sign for <br /> each principal building. <br /> 1. Signs shall consist of individual letters. <br /> 2. Gross surface area of sign shall not exceed ten (10) percent of area of <br /> building wall to which sign is attached. <br /> C. Wall signage for multi-tenant buildings shall be for individual store identity <br /> only. <br /> 1. Capital letters shall be no larger than 36"high, lower case letters shall <br /> be no larger than 24" high. Signs shall be centered over the entrance <br /> doors to the tenant space. <br /> 2. Signs shall be internally illuminated, individual letters placed on a 4" <br /> • square electrical raceway, painted to match the building. <br />
