Solid Rock Church Page 2 <br /> June 28, 1994 <br /> • <br /> TRAFFIC STUDY <br /> Attached is the traffic study conducted by Benshoof & Associates concerning <br /> the addition of the proposed school to the church facility. Also attached is a <br /> letter from Terry Maurer addressing the traffic study. The traffic analysis <br /> concludes three separate points: <br /> 1. School operation will generate practically no traffic during the <br /> p.m. peak periods given the closing of the school day at 2:30 p.m. <br /> to 3 p.m. <br /> 2. Bus service for approximately 60% of the students will <br /> significantly reduce the trip generation that would otherwise <br /> occur. <br /> 3. The ultimate traffic volumes projected for the local roads <br /> affected by this school will remain within the normal range of <br /> residential streets, even at full enrollment estimated at 300 <br /> students. <br /> . The traffic study seems to conclude that the addition of the proposed school to <br /> the existing church should not significantly impact traffic on the residential <br /> streets. <br /> LANDSCAPING <br /> As directed by the Planning Commission, staff has looked at the landscape <br /> plan approved by the City Council with the original conditional use permit. <br /> At the May 24, 1994, Planning Commission meeting, Solid Rock Church <br /> mentioned that the landscape requirements along 195th Avenue seemed <br /> excessive because they owned property on both sides of 195th Avenue, <br /> therefore, screening would have little benefit in this area. Staff concurs with <br /> the applicant that there appears to be adequate screening along 195th <br /> Avenue, however, additional trees could be added along 196th Avenue to help <br /> buffer the residential properties to the north. If this proposal is approved, <br /> staff recommends that an updated landscape plan be resubmitted to staff <br /> prior to the City Council meeting, which shows additional trees be planted <br /> along 196th Avenue. <br /> • <br /> solid.pc <br />
