The combination of berming and <br /> landscaping will enhance the aesthetics of this Planned Unit <br /> Development . <br /> Loading Area <br /> 1. The loading area behind the proposed grocery store raises <br /> concerns. First, it will be important to establish a sufficient <br /> screen between loading area and residential, immediately to the <br /> east. This loading zone will be an active area for service and <br /> delivery vehicles and should be screened 100% from residential <br /> view. Ideally, a detail showing a cross section of the loading <br /> area, buffer zone, and residential homes should be illustrated <br /> confirming the effectiveness of the proposed berm, fence, and <br /> landscaped area. <br /> LIGHTING <br /> • 1. Information should be included on the proposed lighting plan <br /> illustrating lighting contours and how they will illuminate the <br /> site and surrounding area. <br /> 2. Details of the lighting standards will need to be reviewed and <br /> incorporated in the PUD. <br /> SIGNAGE <br /> 1. Information has been submitted for proposed signage of the <br /> grocery store and associated free-standing sign. To be consistent <br /> with other developments in the area, the free-standing sign <br /> should be of a monument style. In addition, the free-standing <br /> sign is proposed to be 30 feet high with a 10 ft. by 10 ft. panaflex <br /> cabinet placed on top. The height of this sign is identical to Elk <br /> Park Center's which identifies two of the major tenants in that <br /> shopping center. As another comparison, the recently approved <br /> SuperAmerica directly across 193rd will have a monument style <br /> sign with a height of 15 feet.
