Country Ridge Page2 <br /> P94-2 <br /> • Therefore, before the Planning Commission this evening is a revised <br /> preliminary plat of Country Crossings which includes the requested park <br /> dedication of approximately 7 acres along the north edge of the property and <br /> a reduction in number of lots from 97 down to 73. <br /> ANALYSIS <br /> For the most part, the design of the plat is consistent with what was <br /> previously presented to the Planning Commission on February 22. Basically <br /> 24 lots have been deleted from the plat and the internal streets have been <br /> shortened to accommodate the 7 acre park along the north edge of the plat. <br /> The following are some of the changes that were made as part of the revised <br /> plat: <br /> • The road accessing the plat from Orono Parkway has been aligned in a <br /> manner that will reduce the number of trees lost during construction. <br /> • The plat no longer includes trail corridors at the NE and NW corners of <br /> the plat. <br /> • 182nd Avenue off of Joplin Street has been shifted 100 feet to the south as <br /> a result of lots being adjusted. <br /> • The revised plat presents no new issues that were not covered in the original <br /> staff report to the Planning Commission. However, there is one adjustment <br /> that will need to made to the plat which relates to all corner lots. The zoning <br /> ordinance requires all corner lots to be increased by 20 feet; therefore, all <br /> corner lots will need to be 100 feet in width. <br /> YARD TREE REQUIREMENTS <br /> Upon further review of the City's subdivision ordinance, it was discovered <br /> that front yard trees are required as part of all subdivisions. To the best of <br /> my knowledge, this standard has not been implemented in other <br /> subdivisions. This standard specifically requires one 2" caliper tree to be <br /> provided every 60 feet throughout the plat. <br /> Beginning with the Country Crossings plat, all further plats will be required <br /> to provide a front yard tree. However, it is recommended the 60 foot interval <br /> be amended to read each lot provide a front yard tree. Staff would like to <br /> bring back to the Planning Commission an ordinance amending this section. <br /> PARK AND RECREATION RECOMMENDATION <br /> • THE PARK AND RECREATION COMMISSION REVIEW THE REVISED <br /> PRELIMINARY PLAT ON APRIL 6.
