This detail will have to be included on the final set of <br /> plans. <br /> 7. There appears to some inconsistencies from one plan to another. This <br /> should be corrected and made part of the final set of plans for approval. <br /> 8. Throughout the site, and primarily along Jackson Road and the north <br /> end of the project, large masses of existing trees are present. These <br /> areas should be protected with proper fencing during the preliminary <br /> grading process. Thereafter, either custom grading around these trees <br /> or the construction retaining walls will need to occur to preserve these <br /> existing vegetated areas. A tree preservation plan shall be submitted <br /> for approval prior to commencing grading. <br /> The following comments are arranged according to each plan sheet: <br /> SHEET A2.1 <br /> 1. The drop off lane in front of those retail spaces north of Cub Foods <br /> IIIshould be eliminated to minimize the amount of conflicts with vehicle <br /> turning movement along this major driveway isle. <br /> 2. The main driveway that parallels the front of the shopping center has <br /> a few sharp curves in it that should be flattened out to improve the <br /> flow of traffic along this driveway. <br /> SHEET A2.2 <br /> 1. On the east side of Freeport Avenue the plans indicate a six (6) foot <br /> wide bituminous bike path. Staff would recommend that this be <br /> changed to a six (6) foot wide concrete sidewalk to compliment the <br /> identical system on the west side of Freeport Avenue. <br /> 2. The southern most access off of Freeport Avenue to the main shopping <br /> center presents some traffic circulation concerns. This particular <br /> entrance should be redesigned to allow more stacking distance for cars <br /> exiting the site and, at the same time, facilitate movements coming <br /> into the shopping center area. <br /> • <br /> pcepccc.doc <br />
