CU 93-31 REQUESTED ACTION A conditional use permit to encroach on the 300 foot setback for a metal skin building and to construct a detached, non-agricultural accessory building exceeding 1, 000 square feet in size. BACKGROUND Mr. Larson is requesting a conditional use permit to construct a non-agricultural metal skin building within 250 feet of a neighboring dwelling and to exceed 1,000 square feet in size. Metal skin accessory structures are required to meet a 300 foot setback from any neighboring home. Mr. Larson' s property is 3 . 8 acres in size and abuts Greenhead Acres Third Addition to the east. There is a row of small trees which partially screen the structure from some neighboring homes . The proposed structure measures 48 'x30 ' ( 1,440 square feet) in size. The location of the building meets all Al setback requirements with the exception of the rear setback. The accessory use rear yard setback in the Al zoning district is 50 feet. The site plan shows the rear line setback as 25 feet. Approval of this request would require the applicant to meet this 50 foot rear yard setback. Mr. Larson plans on using the accessory structure to store some of his miscellaneous personal items rather than have them placed outside. If this request is • approved, staff will recommend that the color of the accessory structure match the exterior of the home or be of an earth tone color. P.O.
