• Mr. Steve Rohlf <br /> June 4, 1993 <br /> Page 2 <br /> 10. The preliminary plat is not consistent with the grading plan with regard to Lots <br /> 6, 7, and 8, Block 4. The preliminary plat indicates that these lots are part of the <br /> plat and the grading plan does not include these lots. If these lots are part of the <br /> plat, how do the proposed lot lines affect the existing buildings with regard to <br /> setback requirements? The existing buildings and setback lines should be shown <br /> on the preliminary plat. <br /> B. PRELIMINARY DRAINAGE AND GRADING PLAN <br /> 1. Lot lines and lot numbers should be shown for ease of cross-reference. <br /> 2. No top or invert elevations are shown on the proposed storm sewer. This <br /> information is required to complete the grading plan review. <br /> 3. Additional spot elevations are needed in the parking lots and along the buildings <br /> to complete the grading plan review in these areas. <br /> 4. All ponds within the development should be provided with an emergency overflow <br /> 110 including spot elevations shown on the plan. These should be provided such that, <br /> in the case of a blockage of the storm sewer, no buildings will be flooded. <br /> 5. The four storm sewer ponds, as shown on the grading plan, have slopes which <br /> range from 2:1 up to 4:1. These slopes are not acceptable. No slopes on any of <br /> these ponds should be any steeper than 4:1 and, wherever possible, should be less <br /> steep than that. <br /> 6. Three retaining walls are shown on the grading plan. They have maximum <br /> heights of six feet, fourteen feet, and sixteen feet. These raise the question of <br /> whether or not retaining walls of these excessive heights are acceptable within a <br /> commercial development. They also raise the question of who will own and <br /> maintain the walls. The walls should be provided with easements adjacent to them <br /> to provide for maintenance. If retaining walls of this excessive height are to be <br /> allowed on the site, they must be designed by a professional registered engineer. <br /> 7. There is a pond along the entire southern property line between this development <br /> and the School District property. Consideration should be given to providing a <br /> fence along the ponding area between the pond and the School District. <br /> 8. Additional elevations are required along the south lot line of Lot 1, Block 3, to <br /> IDcomplete the review of the grading plan in this area. <br /> 152-0401.jun <br />
