Our review <br /> • <br /> consisted primarily of the review of the drainage calculations. Based on our view we would <br /> offer the following comments. <br /> 1) Pond A - located in the northwest area of the site is adequately sized given the <br /> tributary area. However, the proposed pond is shown to be 8 feet deep and <br /> assumed to be dry at the time of any rainfall event. This may or may not be a <br /> valid assumption. In order to verify this assumption, soil borings need to be <br /> provided in this general area showing the historic high water table and/or <br /> modelled soil. If it cannot be proven that the historic high water table is below <br /> the bottom of this proposed pond then the ponding area needs to be larger and <br /> shallower in order to accommodate the runoff generated from the development of <br /> the site. <br /> 2) Pond B - located south of the developed area of the site assumes that only the <br /> developed area will flow into this pond. There are no contours provided on the <br /> site therefore, it is impossible to determine whether areas of the site, that are not <br /> proposed to be developed, will flow to Pond B. As it is Pond B appears to be <br /> approximately 10% to small to accommodate the assumed drainage area. It will <br /> be substantially to small if additional areas drain into it. Also, Pond B is <br /> proposed to be 6-feet deep. Similar to Pond A, soils information needs to be <br /> provided to insure that it will operate adequately as a dry pond. <br /> 1959 SLOAN PLACE, SUITE 200, ST.
