CU Amendment, Metro Truck Equip. Page 2 <br /> May 18, 1993 <br /> • <br /> SETBACKS <br /> Accessory building setbacks in the light industrial zone are 30 <br /> foot front yard and 10 foot side and rear yards . The location <br /> of the proposed building meets these setbacks . <br /> Metro Truck Equipment has five lots included in their site. <br /> These five lots have five separate PID numbers . Apparently, <br /> they were never combined. The lot line between lots 2 and 3 <br /> actually runs through the middle of the principle structure on <br /> this site. Staff is recommending these lots be combined, <br /> therefore, they will not affect setbacks . <br /> DRAINAGE <br /> The drainage altered by the storage building will be directed <br /> to a drainage area in the north east corner of the site. A <br /> maximum of 40% lot coverage for buildings is allowed in a light <br /> industrial zone. With the addition of this building on the <br /> site, Metro Truck Equipment is far below this maximum lot <br /> coverage. <br /> FUTURE STREET <br /> • Please note on the attached vicinity map, Ar-Mon Commercial <br /> Park was platted with a road running through it ( 156th Avenue) , <br /> however, this road was never built. The remainder of the lots <br /> in Ar-Mon Commercial Park that are not owned by Metro Truck <br /> Equipment, are owned by Firstar Bank of Minnesota. If the lots <br /> that do not abut Highway 10 are sold, 156th Avenue may need to <br /> be constructed to access them. Since Metro Truck Equipment ' s <br /> site accesses off of Jarvis, this should not be an issue with <br /> this request. <br /> ARCHITECTURAL STANDARDS <br /> The applicant is proposing the building to be of metal skin <br /> exterior to match the existing building. The I-1 zone allows <br /> 75% of the building exterior to be of metal skin. The <br /> applicant is proposing the side of the building facing Jarvis <br /> be wood exterior. <br /> Metro Truck Equipment is proposing a pitched roof of the same <br /> material as the existing principle structure. It appears that <br /> the existing structure has a galvanized colored roof. The roof <br /> on the proposed building would have to be colored metal to meet <br /> City code. <br /> LIGHTING <br /> • The applicant has not indicated any additional lighting. A <br /> simple security light would suffice. <br />
