This is the same <br /> requirement placed on trailers in a mobile home park. <br /> ii . The temporary trailer will be used as part of Tescom's <br /> industrial operation. Staff feels this request is <br /> consistent with the comprehensive plan. <br /> iii . Staff feels that a trailer located permanently in an <br /> industrial park could impede the normal and orderly <br /> development of surrounding properties and have a negative <br /> effect on property values in this area. Staff does not <br /> feel this is a great concern as this request is for a <br /> temporary trailer. However, a maximum time limit should <br /> be set for this use and the trailer should be allowed only <br /> after building permit application is made for the <br /> permanent structure to ensure it is a temporary use. <br /> iv. The trailer is proposed on the site in such a way that it <br /> should not have a negative effect on the issues raised in <br /> this standard. The proposed location can be identified on <br /> the attached site plan. The trailer will temporarily take <br /> up some parking spaces, however, the trailer is 12 feet <br /> wide and the parking spaces are 18 feet long. This leaves <br /> 4 feet for people to exit the trailer without being <br /> • <br /> directly in the driving lane of the parking lot. <br /> v. Staff feels this request meets this standard. <br /> vi . Staff feels this request meets this standard. <br /> vii . A building permit will be required to locate a trailer on <br /> the Tescom site. Staff believes the trailer will be <br /> required to be handicap accessible, anchored, and have the <br /> appropriate State seal certifying the trailer construction <br /> complys with Minnesota Building Codes . <br /> RECOMMENDATION <br /> Staff is recommending approval of Tescom' s request for a <br /> conditional use permit to temporarily locate a 12x60 foot <br /> trailer on their site, with the following stipulations : <br /> 1 . THE TRAILER BE ALLOWED ON THE TESCOM SITE ONLY AFTER <br /> THE BUILDING PERMIT FOR THE PERMANENT STRUCTURE HAS <br /> BEEN APPLIED FOR AND THE TRAILER BE REMOVED NO LATER <br /> THAN OCTOBER 31, 1993 . <br /> 2 . THE TRAILER MEETS THE APPLICABLE BUILDING CODE <br /> REGULATIONS. <br /> • <br />
