Building Elevations The building will be constructed of tip-up concrete panels. The panels will be integrally colored red exposed aggregate with either a smooth or corduroy finish. The building will be 34 feet high at its tallest point. Parking/ Access The applicant is constructing 156 additional parking spaces. Three new parking areas are planned, one at north end of the new building, one at the south end and one in front of the headquarters building. Parking is adequate for this site. No new highway access points are proposed. There will be a new drive way connecting the new parking lot in front of the headquarters building with the main driveway and another existing parking lot. Access to the new building will be from existing driveways and loading areas. Landscaping Additional landscaping is proposed around the perimeter of the site. The landscaping is clustered around the infiltration basin and the rain garden. Four shade trees should be planted in the median in the new parking lot in front of the headquarters building. Grading, Drainage and Utilities Grading, drainage and utilities are addressed in the City Engineer's memo. Planning Commission Meeting At the Planning Commission meeting held on March 22nd, no one spoke at the public hearing. Recommendation The Planning Commission and staff recommend that the City Council approve the conditional use permit with the following conditions: 1. All comments of the City Engineer shall be addressed 2. Four shade trees shall be planted in the median in the new parking lot in front of the headquarters building.
