EXHIBIT B <br />CONDITIONS OF APPROVAL <br />1. A Development Agreement must be signed by the city and developer prior to releasing <br />the final plat for recording. <br />2. Park Dedication shall be paid in the amount required by the city when the Final Plat is <br />released for recording (currently $1,425.93/lot). <br />3. Surface Water Management Impact Fee be paid in the amount required by the city when <br />the Final Plat is released for recording (currently $240/lot). <br />4. Water Availability Charge shall be paid in the amount required by the city when the Final <br />Plat is released for recording (currently $355/ plumbing unit). <br />5. A Letter of Credit shall be provided to the city in the amount of 100% of the costs of the <br />public improvements. <br />6. Upon completion of all improvements and acceptance by the city, a security or warranty <br />in a form acceptable to the city engineer must be secured. <br />7. Development Plan shall be approved by the city engineer prior to issuance of building <br />permits. <br />8. Satisfaction of all conditions of the Preliminary Plat update approved January 16, 2018. <br />9. Satisfaction of all comments in the comment letter dated February 13, 2018. <br />10. Staff approval of all updated plans. <br />11. All mail boxes shall be clustered. <br />12. Any item or condition found that indicates the site is likely to yield information important <br />to pre -history or history shall be reported to the city immediately. Further, the city <br />reserves the right to stop work. <br />13. Developer shall fully construct the extension of Lincoln Street and work with city staff on <br />the placement of breakaway barriers to prevent use by the public. The connection will <br />open to the public at a date to be determined by the City Council, and all costs associated <br />with opening the road will be at the city's expense. <br />I/tEREI RM <br />NATURE <br />
