However, he would rather see a C-2 zoning on the <br />side towards Highway 169, rather than a C-3 because C-2 zonings are <br />8:00 to 5:00 businesses and C-3 zoning would have businesses that <br />be possibly operating during the later evening hours. <br /> <br />Pastor Bunker, of Faith Fellowship Church, indicated that not everything <br />north of the church is residential and that there is other commercial <br />business in the area. <br /> <br />Lorraine Miller. <br />be adequate and <br />these lines. <br /> <br />540C Auburn, questioned whether the sewer system would <br />if more lines are required, who would be assessed for <br /> <br />The Building and Zoning Administrator indicated that the sewer system <br />would be adequate to handle the rezoning to commercial. <br /> <br />Joe Clem of Landers Street indicated that he did not feel the rezoning <br />would increase the traffic on Dodge Avenue. <br /> <br />Mrs. Carl Benson. 540A Auburn. indicated that the surrounding property <br />values may change depending on what businesses are brought into the area. <br /> <br />e <br /> <br />Mr. Don Ruprecht of Ramsey, Minnesota, indicated that the church is <br />willing to compromise on a split zoning of the area. However, a C-3 <br />zoning is detrimental to the church as it allows them more flexibility in <br />the sale of the property. <br /> <br />Mr. Joe Clem on Landers Street indicated that a precedent is already set <br />on Dodge Avenue. <br /> <br />There being no further comments from the public. Mayor Tralle closed the <br />public hearing. <br /> <br />The Council discussed the possible zoning of the eastern half of the <br />property. Zoning Assistant. Steve Bjork, read the statement of purposes <br />to the Council for R-2b and R-3 zoning. After discussion of this eastern <br />area. it was the consensus of the Council that an R-2b zoning would be <br />more favorable over an R-3 zoning. <br /> <br />The Council then discussed the rezoning of the western area of the <br />property into C-2 versus C-3. Zoning Assistant. Steve Bjork, read the <br />statement of purposes for both C-2 and C-3 zoning to the Council. <br /> <br />Councilmember Schuldt indicated that he would like to see the area zoned <br />0-2 for safety reasons. <br /> <br />Councilmember Kropuenske indicated that C-3 would be consistent with what <br />is already in the area along Dodge Avenue and if a C-2 zoning were <br />enforced, he felt that the property owners would be penalized. <br /> <br />e <br /> <br />Mayor Tralle indicated that he felt the same as Councilmember Kropuenske <br />in that a C-3 zoning would be consistent with what is presently in the <br />area. <br />
