The following <br />comments and recommendations are intended to bring the project in line with current city <br />requirements and should be addressed on future plans. It is helpful to include a response letter to <br />the comments below. Unaddressed comments will be incorporated into recommended conditions <br />for Preliminary Plat approval. <br /> <br />General Comments <br />1. Add parcels 225A and 225B to all drawings – accurately depicting their inclusion in the plat. <br />2. The trails connection Johnson Street and Ivanhoe Drive, and Fillmore Street and Edison <br />Street must be constructed as part of the public improvements with this addition. Update <br />plans to include construction plans and details for the trails. (standard plate attached) <br />3. Include a sidewalk along north side of Lincoln Street to the end of the construction limits <br />for the extension of the road. <br />4. Outlot A shall be deeded to the city. <br /> <br />Engineering <br />5. See attached <br /> <br />Stormwater <br />6. Clarify what the proposed total impervious percentage is for each residential lot as it relates <br />to stormwater treatment. The overall development is listed to have less than 25% <br />impervious. Recently, some proposed homes in the previous additions are at 25% <br />impervious lot coverage for the home footprint only, not including driveway, porch etc. <br />7. Sheet C4.01 has a layer that is overlapping some of the proposed driveway slope %, please <br />update. Driveways need to be less than 8% and should be consistent with neighboring <br />properties. <br />8. List all EOF elevations (such as between lots 222 and 223). Also, list the outlet invert <br />elevation of the wetland nearest lot 225B. <br />
