<br />City Council / AS 05-01 <br />March 21, 2005 <br />Page 2 <br /> <br />Overview <br /> <br />The applicant is proposing to subdivide a 61-acre parcel into a 6.69 acre lot and a 53.16-acre <br />lot. The property has frontage on both County Road 77 and Highway 169. The property is <br />a portion of the gravel mining activities that have occurred on site. There is an existing <br />ready mix plant on the site that the applicant proposes to remove. <br /> <br />Analysis <br /> <br />The proposed 6.69-acre lot complies with the dimensional requirements of the 12 zoning <br />district. It has 402 feet of frontage along County Road 77 and also has frontage along <br />Highway 169. Direct access to Highway 169 will not be allowed. <br /> <br />The remaining 53.16-acre lot also complies with the dimensional requirements of the 12 <br />zoning district. It has 1701 feet of frontage along County Road 77. <br /> <br />Park and Recreation Commission <br /> <br />The Park and Recreation Commission intention was to recommended park dedication in the <br />form of cash for 6.69-acres pending further clarification of acres involved. <br /> <br />Recommendation <br /> <br />Staff recommends that the City Council approve the Administrative Subdivision for <br />Cemstone Products Company with the following conditions: <br /> <br />1. All comments of the City Engineer shall be addressed. <br />2. Park dedication fees shall be paid prior to releasing the subdivision for <br />recording. <br />3. Surface water management fees for one lot shall be paid prior to releasing the <br />subdivision for recording. <br />4.
