An update to the PUD Agreement shall be developed and signed by both parties prior to issuance <br /> of a building permit. <br /> 2. Building pads and house types must be updated along Twin Lakes Parkway, Edison Ct. NW, and <br /> Ivanhoe Street NW to preserve at least 15 feet of buildable land between a building pad and the <br /> rear drainage and utility easements. <br /> 3. Staff approval of updated plans reflecting the additional 12 lots south of Twin Lakes Road where <br /> the park area had been proposed. <br /> 4. Satisfaction of all comments in the comment letter dated January 4, 2018. <br /> 5. Payment of park dedication fees equal to the credit given for the land dedication described in the <br /> Development Agreements for Miske Meadows 1, 2,& 3 - $13,504.35 <br /> Approve,by motion, the updated Preliminary Plat for Miske Meadows,with the condition that staff <br /> approves all updated site, engineering, utility, and house fit plans. <br /> Background/Discussion <br /> On May 16, 2016, the City Council approved the preliminary plat of Miske Meadows. Two updates to the <br /> preliminary plat have been approved paving the way for 251 buildable lots. The current update adds <br /> approximately 34 acres to the subdivision and improves to the road network by providing better east-west <br /> connections. The changes create some concerns with wetland setbacks and staff has been working with <br /> the applicant to address these issues through the PUD process. The proposed plat includes 385 buildable <br /> parcels that will be phased in as the market permits. <br /> Planning Commission <br /> During the public hearing three residents spoke and expressed concerns with traffic and the impacts <br /> further development of the Miske Meadows area will have on the surrounding road network.
