The <br />package consisted of a preliminary plat, preliminary grading plan, preliminary road grades, <br />preliminary landscape plan with tree preservation limits, preliminary sewer collection disposal <br />plan, storm drainage calculations and on-site sewer treatment preliminary evaluation. Based on <br />our review we would offer the following comments: <br /> <br />. A. Preliminary Plat <br /> <br />1. The side yard easement between Lots 5 and 6, Block 4 should be increased to 20 feet to <br />accommodate the storm sewer pipe that is proposed in this location. <br />2. There are a number of areas where the grading plan indicates that natural drainage will <br />flow across lots not within the prescribed drainage and utility easements. In these <br />locations additional easements need to be provided on the plat to accommodate this <br />drainage. Examples of this would be the rear yard of the lots within Block 2 and Block 4 <br />of the plat. There is also drainage through areas not covered by easements and Lots 3 <br />and 4 and Lot 7 of Block 1. <br /> <br />B. Preliminary Gradina and Drainaae Plan <br /> <br />1. There are a few house elevations that would indicate rather flat driveways, these should <br />be reviewed. They include Lots 3 and 8, Block 1, Lot 3, Block 4, also Lot 3 Block 2 and <br />Lot 2, Block 4 have relatively flat areas behind the homes. <br />2. It is difficult to see how drainage will be contained within side yard easements in Block 3 <br />where minimal is proposed. <br />3. There is approximately 600 feet of street drainage that flows to County Road 1 at the <br />intersection of 212th Avenue and County Road 1. There is a culvert under the road with <br />spill ways proposed.
