MN 55330 <br /> <br />RE: HIDDEN CREEK SECOND ADDITION <br />FINAL PLAT AND GRADING PLAN <br /> <br />Dear Mr. Harlicker: <br /> <br />As ycu requested, we have reviewed the Hidden Creek Second Addition final plat and grading <br />plan. This plat is located east of Meadowvale Road (County Road No. 44) and South of 193ra <br />Avenue. Based on our review. we would offer the following comments: <br /> <br />. <br /> <br />A. Final Plat <br /> <br />. The final plat consists of four lots. which is consistent with this preliminary plat. <br />. Additional utility and drainage easements along Meadowvale Road have been given as <br />requested and easements are shown along all the lot lines as per City ordinance. <br /> <br />B. Gradina Plan <br /> <br />. Additional spot elevations along the ditch on the East side of Meadowvale Road will be <br />required. These spot elevations should be the high point and driveway culvert <br />elevations. The ditch should have a minimum slope of 1 %. <br />. The grading plan needs additional elevations in the rear of all four lots. Based on the <br />few contours shown the rear yards will not drain to the County ditch. <br />.
