<br />. <br /> <br />. <br /> <br />. <br /> <br />Final Plat Hidden Creek 2nd <br />November 15. 1999 <br /> <br />Page 2 <br /> <br />February 16, 1999 the City Council approved the final plat for Hidden Creek. <br />The final plat included 1 single family lot which contains an existing house <br />and 2 outlots. Outlot A, which is being platted as Hideen Creek 2nd Addition, <br />and Outlot B that was incorporated as part of Meadowvale Townhomes. <br /> <br />Hidden Creek 2nd Addition <br /> <br />Hidden Creek 2nd Addition is 87,165 square feet and is being platted into 4 <br />single family lots consistent with the preliminary plat. The lots will front on <br />Meadowvale Road with shared access for lots 1 and 2 and lots 3 and 4. Lot 1, <br />because it is a corner lot, could have access from 193rd Avenue. The lots <br />comply with the dimensional requirements of the R1c zoning district. <br /> <br />Utilities have been extended to this site as part of the Meadowvale <br />Townhomes development and will be available to the lots in Hidden Creek 2nd <br />Addition <br /> <br />Recommendation <br /> <br />It is recommended the City Council approve Resolution No. 99-_ granting <br />final plat approval for Hidden Creek 2nd Addition with the following <br />conditions: <br /> <br />1. All comments of the city Engineer be addressed. <br /> <br />2. Water availability charge be paid to Elk River Utilities prior to <br />releasing the final plat for recording. <br /> <br />3. The developer pay lateral main assessment for the 4 lots prior to <br />releasing the plat for recording. <br /> <br />4. The developer pay trunk sanitary sewer and water assessments prior <br />to releasing the plat for recording. <br /> <br />5. Surface water management fee in the amount of $567.28 be paid prior <br />to releasing the plat for recording. <br /> <br />6. Park dedication fee in the amount of $5200.00 be paid prior to <br />releasing the plat for recording. <br /> <br />7. A grading and erosion control plan and development plan be submitted <br />and approved by the City Engineer prior to the issuance of building <br />permits. <br />
