Landscaping <br /> Section 30-934(c) states: <br /> Permitted single-family uses in all districts. Landscaping requirements for permitted single-family uses in all <br /> districts are as follows: <br /> (1) Applicability of requirements. All permitted single-family properties shall comply with the <br /> requirements of this subdivision when new developments or expansions are to occur on these <br /> properties. <br /> (2) Minimum requirements.All open areas of a lot which are not used and improved shall be <br /> landscaped with a combination of overstory trees,ornamental trees, coniferous trees, shrubs, <br /> flowers,and turf or permitted ground cover materials. The minimum number of trees in the front <br /> yard is two. <br /> a. Location of required front yard trees. <br /> 1.One tree must be located in the boulevard area and shall be an overstory type tree. <br /> 2.A second tree shall be located in the front yard area. Overstory,evergreen,and <br /> ornamental tree species are permitted. <br /> Parks and Recreation <br /> Park dedication has been satisfied with earlier additions. <br /> Applicable Regulation <br /> Approval of a plat may only be ordered if the following findings have been made,as outlined in Section <br /> 30-375: <br /> (1) The proposed subdivision is consistent with the.zoning regulations(article VI of this chapter)and conforms in <br /> all respects with all requirements of this Code, including the zoning regulations and this article. <br /> The property is zoned R1-c and the proposed subdivision is consistent with the zoning <br /> regulations outlined in the city code and approved plans. <br /> (2) The proposed subdivision is consistent with all applicable general and specialized city, county, and regional <br /> plans, including, but not limited to, the city's comprehensive development plan. <br /> The proposed subdivision does not conflict with any city,county,or regional plans,including <br /> the Comprehensive Plan. <br /> (3) The physical characteristics of the site, including but not limited to topography, soils, vegetation, susceptibility to <br /> erosion and siltation, susceptibility to flooding, and drainage are suitable for the type and density of development <br /> and uses contemplated. <br /> The site is suitable for the proposed development. <br /> (4) The proposed subdivision makes adequate provision for water supply, storm drainage, sewage transportation, <br /> erosion control and all other services,facilities and improvements otherwise required in this article. <br /> The subdivision has adequate provision for all of these facilities. <br /> N:\llepartments\Community Development\Planning\Case Files\P\P 17-15 11illside Estates 11th Addition\4Planning Commission\P 17-15 sr PC <br /> 8-22.17.docx <br />
