Printer version: Growth worries Vadnais Heights; some want less boom, more room

Page 2 of3

Phil Dommer, vice president of BrightKEYS developers, said demand is driving plans for a 120-unit
senior living facility and 40 one-level townhouses.

.

"Our customers are telling us they want to stay close to home, and there are a number of people in the
area who say they would like to stay where their churches are, banks are and families are," he said. "We
see this type of community being in demand today with that demand really ramping up in the next
number of years."

Developer Pat Goff said his senior living proposals are also the result of what's desired, especially as
baby boomers downsize and want services nearby without the hassle of taking care of homes.

But the projects, Arcade Estates East and Arcade Estates West, aren't unanimously popular. The
planning commission recommended denying the project, which goes to the council Feb. 15.

"The biggest discomfort I've got is trying to put two- and three-story buildings amongst single-level
housing," said neighbor Sandy Mansee, who feels the project is too dense for the area.

Another neighbor, Becca Ripka, agreed.

"My question is, where is the wildlife going to go? The land behind there is practically the only wildlife
we have left in our area, and everything else is covered with homes and roads," she said. "A lot of
families like mine came here and loved it because our house used to be the end of the world, secluded
with all these forests and everything."

.

· PROPOSED DEVELOPMENTS IN VADNAIS HEIGHTS

WHAT: Oak Creek Ridge

DETAILS: Two families sold large back-yard parcels that will become 12 single-family lots.
