It is therefore, difficult to eliminate nonconforming land uses using this <br />method. <br /> <br />Reducing the time frame to six months increases the probability of eliminating <br />nonconforming land uses while still permitting adequate time for the owner to market <br />the property. <br /> <br />There is no provision within the Land Use Statute stipulating a minimum timeframe for <br />compliance of nonconforming uses once they have been discontinued. <br /> <br />Planning Commission Action <br /> <br />The Planning Commission voted unanimously to recommend that the City Council <br />approve the ordinance amendment as proposed. <br /> <br />City Council Recommendation <br /> <br />Staff recommends that the City Council approve the ordinance amendment to shorten <br />the compliance timeframe from one year to six months for discontinued nonconforming <br />uses. <br />
