The results are presented on <br />the Time Vs. Parking Demand figure. <br /> <br />You provided the parking requirements of each current or potential tenant. They are: <br /> <br />Theater: <br />Drug Store: <br />Gym: <br />Clinic: <br />Retail: <br />Restaurant: <br />TOTAL: <br /> <br />631 stalls <br />75 stalls <br />40 stalls <br />140 stalls <br />33 stalls <br />55 stalls <br />974 stalls <br /> <br />The potential available parking will be 845 stalls. Obviously there will be a parking shortfall <br />if the development is considered a single-use site, Le. shopping center. This development is <br />a mixed-use site because of the combination of medical office, retail, and entertainment. Our <br />experience with mixed-use sites is each use may have a different peak parking day & time. <br />For example weekday entertainment use peaks in the early evening after offices close. On <br />weekends offices are typically closed by Saturday afternoon when theater parking increases. <br />Consequently, mixed-use developments can usually reduce their parking capacity 85 to 95 <br />percent of typical requirements, depending on the mix. <br /> <br />This is the case at Elk River. The figure illustrates both weekday and weekend parking <br />demands estimated by hour. Parking requirements for each tenant are very conservative. <br />We estimate 100% parking usage for the gym, drug store, & retail, and 100% for the <br />restaurant at peak lunch and dinner hours.
