THE TWO LOTS ON CROSSING AVENUE CLOSEST TO MAIN STREET HAVE A SHARED <br />DRIVEWAY. <br /> <br />17. THE DEVELOPER SHALL BE IN COMPLIANCE WITH THE CITY'S MOBILE HOME ORDINANCE <br />PRIOR TO FINAL PLAT APPROVAL. <br /> <br />18. A la-FOOT WIDE PEDESTRIAN EASEMENT BE DEDICATED TO ALLOW FOR THE SIDEWALK <br />CONNECTION BETWEEN THIS PROJECT AND THE BUSINESS PARK TO THE SOUTH. <br /> <br />It is recommended the City Council approve the conditional use permit for <br />Elk River Crossing Planned Unit Development with the following conditions: <br /> <br />1. A FINAL LANDSCAPE PLAN AND LIGHTING PLAN BE SUBMITTED AND APPROVED BY THE <br />CITY. <br /> <br />2. DESIGN GUIDELINES BE ESTABLISHED AND APPROVED BY THE CITY. <br /> <br />3. THE PEDESTRIAN ACCESS BETWEEN WALMART AND THE HOME IMPROVEMENT PARKING <br />LOTS BE 24 FEET. <br /> <br />4.
