<br /> <br />DATE: 5/5/2017 <br />TO: Justin Femrite, City of Elk River <br />FROM: Eric Luth, PE Sambatek <br />RE: Miske Meadows Third Addition Utility and Street Plans – City Comments, dated 04/06/17 <br /> <br />Please find below our response city comments for the Preliminary Plat Amendment and Third Addition Final Plat. The <br />original comments are listed below, followed by our response in blue. <br /> <br />City Comments <br />1. Include a pedestrian connection, as shown on previous plans, between Johnson Street and Ivanhoe Drive. <br />The 20 foot wide utility easements shown between lots 388 & 210, and 390 & 225 should be amended to <br />add an outlot for trail purposes. <br />Response: An 8-foot wide trail has been added to the plans. <br /> <br />2. The proposed lot depth of 120 feet reduces the buildable area of the smallest lots to near 8,000 square feet. <br />City ordinances limit the principal structure to 25% of the buildable area of the lot, meaning these lots are <br />only permitted approximately 2,000 SF of principal structure area. Additionally, the reduced depth only <br />leaves 75 feet of depth for a buildable area, which includes any future additions or decks. The city has <br />approved lot width reductions from 80 down to 65 feet, but additional reductions in lot depth are <br />challenging. <br />Response: Please refer to the attached Pre plat and final plat. With the revised stormwater management <br />plan, the lots have been resized to approximately 120 to 130’ deep <br /> <br />3. Insulate water service to Lot 2, Block 3. <br />Response: Plans have been revised accordingly. <br /> <br />4. Incorporate new engineering design standards. <br />Response: Plans have been revised accordingly. <br /> <br />5. As proposed, this plan will require your utility contractor to test against valves installed under previous <br />projects. This is fine, but staff wants to identify the requirement. <br />Response: Comment acknowledged. <br /> <br /> <br />
