THE STREETS SHALL BE SIGNED <br />FOR NO PARKING. <br /> <br />CONCRETE CURB AND GUTTER BE INSTALLED THROUGHOUT THE PROJECT. <br /> <br />A MINIMUM DISTANCE OF 22 FEET BE MAINTAINED BETWEEN ANY GARAGE AND THE <br />ROADWAY. <br /> <br />ALL LANDSCAPED AREAS SHALL INCLUDE UNDERGROUND IRRIGATION. <br /> <br />THE TURN AROUND AT THE SOUTH END SHALL BE SIZED APPROPRIATELY TO <br />ACCOMMODATE EMERGENCY VEHICLES. <br /> <br />STREET LIGHTS SHALL BE INSTALLED PER ELK RIVER UTILITIES. <br /> <br />Possible Council Action <br /> <br />The Council has the option of approving the rezoning, preliminary plat and <br />conditional use permit with the conditions as recommended by the Planning <br />Commission. The approval would have to be amended to reflect the 26 units <br />now proposed instead of the 27 approved by the Planning Commission. <br /> <br />The Council could also approve the rezoning, preliminary plat and <br />conditional use permit with additional conditions such as further reduction in <br />the number of townhouse units and other modifications to the plan the <br />Council deems appropriate. <br /> <br />Or, the Council could deny the proposed rezoning, preliminary plat and <br />conditional use permit, and state the reasons for the denial. <br /> <br />\ \elkriver \sys \shrdoc \planning\scott \p995ccmy.doc <br />
