Memo from City Engineer <br /> <br />Overview <br /> <br />The proposed planned unit development and preliminary plat is an extension <br />of the Hillside Estates development along 193rd. The proposed plan includes <br />plating 43 acres into 61 single family lots and the extension of 193rd to the <br />eastern limits of the plat. <br /> <br />The proposal is consistent with the concept plan approved in 1992. That <br />conept plan showed 193rd extending to the east boundary of the plat with <br /> <br />Existing Conditions <br /> <br />There is a Northern States Power Company easement running diagonally <br />across the northeast portion of the site, a Northern Natural gas easement <br />along the east boundary of the plat and a United Power easement along the <br />west boundary of the plat. <br /> <br />The site is rolling wooded terrain except for the area included in the NSP <br />easement. There are several isolated wetlands on the site <br /> <br />Wetlands <br /> <br />There are several wetlands located throughout the site. These will have to be <br />identified and delineated. The extension of 193rd will require filling one of the <br />wetlands. The development Lots 17 and 18, Block 4 will be impacted by <br />wetlands; options to address this issue include adjusting the lot lines or <br />filling the wetland. The applicant will be working with the City regarding all <br />necessary wetland permits. <br /> <br />Streets <br /> <br />As part of this project 193rd is proposed to be extended through the plat to it's <br />eastern boundary. 193rd is proposed to be a boulevard design with a median <br />down the middle. Two small eye brow cuI de sacs will installed along 193rd. <br />By doing this, driveways on 193rd will be greatly reduced. All but 3 of the 10 <br />lots fronting on 193rd will have access from these cuI de sacs.
