RECOMMENDATIONS AND CONCLUSIONS <br />over the next five years. Based on this demand, we recommend 60 to 80 congregate units <br />with a mix of one - bedroom, one - bedroom plus den, and two - bedroom units. Monthly rents <br />should range from $1,750 for one - bedroom units to $1,950 for two - bedroom units. The <br />monthly fees should include all utilities (except telephone and basic cable /satellite <br />television) and the following services: <br />• I'm OK program; <br />• Daily noon meal; <br />• Regularly scheduled van transportation; <br />• Social, health, wellness and educational programs; <br />• 24 -hour emergency call system; and <br />• Complimentary use of laundry facilities. <br />In addition, meals and other support and personal care services will be available to <br />congregate residents on a fee - for - service basis, such as laundry, housekeeping, etc. When <br />their care needs increase, residents also have the option of receiving assisted living <br />packages in their existing units. <br />New independent housing could be developed adjacent to an existing senior campus or in a <br />stand -alone development. <br />Assisted Living and Memory Care Senior Housing — Based on our analysis, we project <br />demand to support an additional 47 assisted living units and 28 memory care units in Elk <br />River through 2020. Although we find demand, we recommend new units later this <br />decade. Guardian Angels is the primary senior housing provider and they could add new <br />product to one of their existing facilities. <br />We recommend assisted living units include a mix of studio, and one - bedroom, and a few <br />two - bedroom units with base monthly rents ranging from $2,750 to $4,000. Memory care <br />unit mix should be mostly studios and one - bedroom units with a few two - bedroom units <br />for couples with base monthly rents ranging from $3,800 to $5,500.
