HOUSING CHARACTERISTICS
American Community Survey
The American Community Survey (“ACS”) is an ongoing statistical survey administered by the
U.S. Census Bureau that issent to approximately 3 million addresses annually. The survey
gathers data previously contained only in the long form of the decennial census. As a result,
the survey is ongoing and provides a more “up-to-date” portrait of demographic, economic,
social, and household characteristics every year, not just every ten years. The most recent ACS
highlights data collected between 2009 and 2013. Tables HC-2 to HC-7 show key data for Elk
River Elk River.

Age of Housing Stock
The following graph shows the age distribution of the housing stock in 2000 based on data from
the U.S. Census Bureau and 2013 from the American Community Survey (5-Year). Table HC-2
includes the number of housing units built in Elk River, prior to 1940 and during each decade
since. The following are key points derived from Table HC-2.

In total, Elk River is estimated to have nearly 10,000 housing units, of which about 8,415
are owner-occupied and just over 1,300 are renter-occupied. In total, owner-occupied
housing units account for about 86.5% of Elk River’s total housing stock.

The highest number of homes was built during the period from 2000 to 2009. Overall,
roughly 27% of the total housing units were built during this period. Less than 10% of Elk
River housing stock was built before 1970. Some of these housing units may be dilapidated
and in need of replacement or repair.

AGE OF HOUSING STOCK
Elk River
2013*
2,750
2,500
612
2,250
,
2
2,000

107

039
No. of Units
1,750
,
,
2
1,500

2

1,250
224
1,000
253
,
750
224
1

162
500

624

378
250

0
Before1940s1950s1960s1970s1980s1990s2000sAfter
19402010
Decade Constructed
33
MAXFIELD RESEARCH & CONSULTING, LLC..
