He is looking for feedback from staff and the City Council. <br /> Zoning <br /> The property is zoned R1 (Single Family Residential) with minimum lots sizes of 2 '/z acres and 160 feet <br /> minimum lot width at public right-of-way. Public utilities will not be included as part of this subdivision, <br /> and all homes will be served by private well and septic. <br /> Plat <br /> The propose plat provides 18 buildable lots and one Outlot. All of the lots meet the dimensional <br /> requirements for the zoning district. <br /> One through street (Street A) connecting County Road 33 on the north end with Zane Street and 202nd <br /> Avenue on the south end is proposed. A pair of secondary streets (Streets B & C) will align with a cul-de- <br /> sac street on an adjacent parcel. This concept has been ghost platted for reference. <br /> Staff is supportive of the Non-Urban Residential Street Section as proposed. <br /> Comments and Questions <br /> ■ What is the purpose of Outlot A? Is it being proposed as a ponding area or is it an existing <br /> wetland? If neither, this lot should be combined with lots 8 and/or 9. <br /> ■ The applicant should verify what Sherburne County will require for turn lane additions on County <br /> Road 33. <br /> ■ Temporary cul-de-sacs will need to be constructed on Street B and Street C. <br /> ■ Staff would prefer to see Street C shift north and future Street B curve to and connect to Street C <br /> rather than providing a future permanent cul-de-sac. See attached Street Connection Exhibit A. <br /> ■ The applicant will need to detail the proposed street connection at Zane Street and 202nd <br /> Avenue.
