The property is zoned C -3 Highway Commercial which allows this <br />requested use. <br />The application meets all the requirements of Ordinance Section 30 -871 (b) (8) (A- <br />G) as follows: A. The sign will not be within 100 feet of an intersection. B. There <br />are no other advertising signs within 1200 feet on the same side of the right -of- <br />way. C. The sign will be built on a single steel pole with underground wiring. D. <br />The base of the sign will be landscaped to prevent erosion and noxious weeds. E. <br />The sign faces will be a 10.5'x36' V -type sign, with 378 square feet per side, with <br />the height of the sign at 35 feet. F. The use will be the principal use of the <br />property. G. The vacant property is located on the eastside of Highway 169, <br />north of Highway 10 and south of Main Street with C -3 zoning. <br />The digital changeable copy signs meet the requirements in Section 30 -864. <br />There will be an instantaneous change between the 8 static digital messages. The <br />8 messages will be changed every 8 seconds. The signs are equipped with <br />automatic dimming technology plus manual dimming controls to control ambient <br />light conditions and malfunctions. The signs are monitored 24 -7 in case a shut- <br />down is required.
