CONCLUSIONS

Based on information presented in this memorandum; we have made the following
conclusions:

. On atypical weekday, the proposed deveiopment will generate an estimated 255
trips (135 entering and 120 exiting) during the a.m. peak hour and 434 trips (219
entering and 215 exiting) ,during the p.m. peak hour. The currenttrip generation
for both thea.m. and p.m. peak hours is lower than the trip generation for the
previous development plan as presented in our May 18, 2004 report.

. Based on our traffic projections, LOS, and queuing results, the proposed
development will have minimal impacts.on the TH 169IMain Street intersection
and on Main Street at Carson Street.

. We acknowledge that the proposed access plan is not ideal and results in
individual movements operating atpoor levels of service. However, given the
location of this property and the access corstraints that exist, the proposed access
location is the best possible solution.
