<br />CONCLUSIONS <br /> <br />Based on information presented in this memorandum; we have made the following <br />conclusions: <br /> <br /> <br />. On atypical weekday, the proposed deveiopment will generate an estimated 255 <br />trips (135 entering and 120 exiting) during the a.m. peak hour and 434 trips (219 <br />entering and 215 exiting) ,during the p.m. peak hour. The currenttrip generation <br />for both thea.m. and p.m. peak hours is lower than the trip generation for the <br />previous development plan as presented in our May 18, 2004 report. <br /> <br />. Based on our traffic projections, LOS, and queuing results, the proposed <br />development will have minimal impacts.on the TH 169IMain Street intersection <br />and on Main Street at Carson Street. <br /> <br />. We acknowledge that the proposed access plan is not ideal and results in <br />individual movements operating atpoor levels of service. However, given the <br />location of this property and the access corstraints that exist, the proposed access <br />location is the best possible solution. <br />
