Notwithstanding the <br />foregoin~, Buyer may also elect to seek and recover from Sellers specific <br />performance of this Agreement. <br /> <br />23. Commissions. Sellers and Buver each agrees to indemnify and hold <br />the other harmless against all claims, damages, costs or expenses (including <br />costs incurred in defending any clailp) for any brokerage fees or commissions <br />excluding legal fees resulting from its or their actions or agreements <br />regarding the execution or performance of this Agreement. <br /> <br />24. Access. The Sellers and Buyer further agree that the Sellers shall <br />be provided access across the lands and premises described in Exhibit A at <br />a particular location and route to be determined by the Buyer to the North <br />line of the South Half of the Northwest Quarter of Section 2, Township 32, <br />Range 26. Said land lying southerly of that described in Exhibit A, and <br />adjacent thereto. In the. event that said North line becomes accessible across <br />the land described in Exhibit A or otherwise from County State Aid Highway <br />No. 12 as presently located and established.
