The conifer trees will be planted on lots 10 & 11, Block 1, and <br />lots 1 & 2, Block 2 in locations where oak trees were removed because of oak <br />wilt. <br /> <br />Buffer A!!reement <br /> <br />On February 24, 1999, the developer, staff, and representatives of the <br />Ridgewood homeowners association again met on site to discuss the buffering <br />issue. At that meeting, agreement was made that the developer would plant <br />a combination of conifers and deciduous trees behind on lots 10 & 11, block 1, <br />and lots 1 & 2, block 2 in locations where oaks were removed because of oak <br />wilt and behind lots 7 & 8, block 1 in an opening near the sliding hill tow <br />rope. The developer agreed to plant roughly 40-60 trees in the spring of 1999 <br />with an average size of 10-12 feet. <br /> <br />Staff believes that the landscape plan is an accurate representation of the <br />buffer that was agreed upon (See Buffer Plan attachment). <br /> <br />Draina!!e. Gradin!! and Utilities <br /> <br />The City Engineer has prepared a memo regarding drainage, grading and <br />utility issues associated with this plat (See attached Howard R. Green Co. <br />Memo). <br /> <br />Recommendation <br /> <br />Staff and the Planning Commission recommend that the City Council <br />approve Resolution No. 99-_ granting final plat approval for Lafayette <br />Woods Third Addition with.the following conditions: <br /> <br />1. A DEVELOPERS AGREEMENT OUTLINING THE TERMS AND CONDITIONS <br />OF THE PLAT APPROVAL AND NECESSARY IMPROVEMENTS BE <br />PREPARED AND EXECUTED PRIOR TO RELEASING THE PLAT FOR <br />RECORDING. <br /> <br />2. ALL THE COMMENTS OF THE CITY ENGINEER BE ADDRESSED. <br /> <br />3. A LETTER OF CREDIT IN THE AMOUNT OF 100% OF THE COST OF PUBLIC <br />IMPROVEMENTS BE PROVIDED PRIOR TO RELEASING THE PLAT FOR <br />RECORDING. <br /> <br />4.
