Box 490 <br />Elk River, MN 55330-0490 <br /> <br />RE: CHERRYWOOD HILLS 2ND ADDITION <br /> <br />Dear Mr. Harlicker: <br /> <br />As requested, we have reviewed the final plat for the Cherrywood Hills 2nd Addition. The plat <br />consists of the extension of Seymour Avenue and the creation of 21 additional lots consisting of <br />two blocks. We find that the final plat does conform with approved preliminary plat for <br />Cherrywood Hills Addition. One comment we would make is, Lot 1, Block 2 has a frontage of <br />78.22 feet. As you know, City ordinance requires a minimum front footage of 80.00 feet. <br />Although Lot 1, Block 2 has 80.00 feet at the setback line, because it is on a tangent piece of <br />right-of-way, it should have 80.00 feet at the property line. It would seem that there is enough <br />additional footage in Block 2 that minor adjustments to the lot lines can achieve an 80.00 foot <br />frontage on Lot 1. The second comment is that on the dedication page extra words appear in <br />the second paragraph.
